The firm’s real estate practice includes a specialization in conservation easements. Conservation easements are donations of interests in land in which the landowner retains the right to live on the property and use it for its traditional use but is restricted with respect to future development of the property. We work with clients who have donated conservation easements to the Virginia Outdoors Foundation, The Nature Conservancy, the Piedmont Environmental Council, and the Albemarle County Public Recreational Facilities Authority.  The Commonwealth of Virginia has developed one of the most innovative programs in the country to encourage easement donations, and we have developed excellent working relationships with property appraisers, CPA’s, Land Preservation Credit brokers, and the attorneys and staff at the various conservation organizations, in order to facilitate the easement donation process.  Virginia’s laws and regulations regarding conservation easements have evolved significantly in the past decade, and we provide our clients with advice and guidance about the latest changes and their effects on landowners and potential easement donors.
